Buying New Construction Homes.....

CAUTION! : If you see or have any interest in viewing a new home, DO NOT MAKE CONTACT with the builder. Read some of the reasons below. A builder won't  let you bring in a Realtor to represent you later. Call me immediately and I will register you. They would prefer you don’t have representation.

Why do I need a Realtor to represent me in the purchase of a New home from a builder?
The builder has a representative and they are just that, they identify a builder. While most builders are honest, sometimes the sales people will accidently or even intentionally overlook certain things that are important for you to know. We know what questions to ask and will leave no stone unturned so you can avoid problems later

Will it cost me money to have a Realtor represent me?

No, on the contrary, not only will I represent you and look out for your interest which ultimately may save you money, but we are paid by the seller and can even offer you some incentives for allowing us to assist you.

Since the Builder pays the Realtor, does the builder charge more when I go with a Realtor?

No, the prices are the prices and that stays the same, however by asking the right questions we may be able to get you some benefits you never thought of asking for.

Choosing Options

I will be with you through the process of choosing colors, textures and options in the home. Let my expertise help you decide what are wise options and what are not as well as just giving you support at such an important and stressful time. I can also assist you with more cost effective options which many times you can do after you close.

Inspecting the Home

I will upon completion of the home, prior to doing a final walk through with you, hire and pay for a certified home inspector to do a complete home inspection as well as a 4 point inspection, to lower your insurance cost.

Who pays for closing costs?

Unfortunately, on most new homes, you pay the closing costs. As a thank you I will credit you anywhere from $ 500.00 to $ 1,000.00 to put towards your closing costs. The builder will pay my commission.


We all know that searching for and viewing potential homes is the fun part of the home-buying process.

The not-so-fun part? The mortgage.

But if you don't pay attention to the details, your mortgage can end up dragging down the enjoyment of your new home and cause some major regrets. Here are a few mistakes to avoid to ensure that you love your mortgage terms as much as your hew home.

Don't find your home first: Shopping around for the best mortgage rate should be the first step in the home buying process. You may even want to talk to a mortgage broker a full year before you plan to buy. It'll give you time to get your affairs in order to qualify for the best rate, could save you thousands of dollars in the long run, and you won't feel rushed to accept an unattractive loan because you're worried you'll miss out on your dream home.

Don't forget your real budget: There's often a big difference between what a lender says you can afford and what you can actually afford. Your debt-to-income ratio doesn't include the money you spend on hobbies, or the cost of commuting to work, or maintenance and utility costs. Really sit down and examine your spending before committing to the loan amount the lender is offering. You won't enjoy your home nearly as much if it's eating into your favorite hobbies.


Pine Ridge Communities in Palm Beach County have been very popular communities due to it's great construction, various locations and it's great pricing.  Built by K. Hovnanian Communities as far back as the late 1970's, The Pine Ridges have remained one of the top condominium properties that have remained solvent throughout these difficult times.  The Pine Ridges were originally built as communities for 18 years and older but with the Fair Housing laws being changed in the 1980's you now have a choice to be in a 55+ community or a Pine Ridge that has no age restrictions.  

I have been specializing in the Pine Ridges since 1986 and I even live in one of the K. Hovnanian Properties.  Every community offers a clubhouse for events or just to socialize, a great size heated pool, shuffleboard and most Pine Ridges have tennis and bocci!
